Home improvements help increase the value of your home so you get the most profit out of its sale. There are many things that you can do but you have to make sure that you do not do too little or too much. While the improvements will depend on your property, here are a couple of things that you may want to consider as you prepare your home for selling.
Be neutral.
Even if your personality is on the extreme and you prefer bold colors, try to stick with neutrals. You want to attract as many buyers and that includes appealing to their different personalities and preferences. You should be safe with toned colors like beige or cream. You want light colored walls as it gives the illusion of a bigger room. Use common base colors – the buyers will appreciate this when they decide on painting new hues on the walls after they buy the property.
Minimalism speaks volumes.
Some people equate home improvements with a well decorated room. While accents can beautify the place, try to minimize it. In most cases, less is more. Remove old and bulky furniture. If you have a lot of decorations, feel free to pack them already as they could make a room look smaller. If anything, packing them will make things easier when you decide to move.
Appeal to the sense of smell.
While the visual is important, your home improvements should also appeal to the sense of smell of the buyer. Even if your home does not stink, take caution that it smells good. Be careful about what you cook a few days leading to the open house. Take out the trash and make sure the pets are clean. Some people are particular about the smell as it shows things that the eyes cannot see. If your home improvements included a fresh coat of paint, do that ahead of time so the smell of new paint will not irritate your guests.
Give the outside some attention.
Some sellers concentrate on the inside and they sometimes forget the outside. This is a big no-no. Give the outside as much attention as the inside. The whole home buying experience begins when the buyers see your home from afar. Make sure the garden is clean, the mailbox is fixed, the lawn is mowed and the plants are trimmed. Give the buyers reason to want to enter the house. If the outside looks great, then so will the inside.
Work on the repairs before listing.
Some home sellers think that home improvements should be minimal since they can always take care of the repairs once the buyer is already there. However, there may not be enough time to do so – especially when the buyer is in a hurry to close. Take care of this before you list the house for sale. If anything, it will help you ask for a better price. Some buyers will negotiate like crazy when they see the repairs that needs to be done on the house.
An open house can reap great rewards and one of the ways to ensure that is to make sure your home is as appealing as it can be. Selling a home is quite tricky and you need all the tips that you can get.
