$83M sold -22% from last year
average sold price $361,206 +3.67% over last year
median sold price $339,000 +7.62% over last year
total units sold 231 -24.76% from last year
263 new contracts
515 new listings
1192 active listings, just over 5 months inventory
178 listings were withdrawn, or expired without selling. avg price $450,413 (75 last year, avg price $414,725)
Saint Mary’s County
$41M sold -22.48% from last year
average sold price $353,031 +9.05%
median sold price $329,500 +6.29%
total units sold 118 -28.92%
140 new contracts
217 new listings
699 active listings, just under 6 months inventory
80 listings were withdrawn or expired. avg price $433,906 (22 last year, avg price $411,813)
In the July 99 the average price in St. Mary’s county was a hair higher than Charles County. We may see that happen again???
Calvert County

median sold price $336,000 -2.25%
