Maryland’s Home Sales and Home Price Rise in August 2012

The latest housing statistics of the Maryland Association of Realtors (MAR) show that home sales and home prices improved in August this year compared to the previous year.

MAR reported that 5,230 home units were sold in Maryland last month, a 9.6% increase compared to the 4,772 units sold in August 2011.

The average price of the home units sold in August this year in Maryland was $300,805, a 2.7% increase from the $292,966 average price in August 2011.

The average median price, meanwhile, according to MAR, was $255,498, a 5.9% increase from the $241,305 average median price in August 2011.

Home units that stay on the market or active inventory in August this year in Maryland totalled 26,857, a drop from last year’s 36,501 active inventory.

Nationwide, the National Association of Realtors (NAR) reported that for the month of August this year, the national existing-home sales and median price continued to improve.

The latest NAR report showed that the total existing-home sales last month nationwide reached 4.82 million units, a 9.3% increase from the 4.41 million units sold in August 2011.

The nationwide median existing-home price last month, according to NAR, was $187,400, a 9.5% increase from a year ago.
