Southern Maryland’s Most Expensive Homes

At the office the other day, we had a discussion on the most expensive homes in Southern Maryland. Since we now cover most of the state, Southern Maryland is defined as Charles, Calvert, and St. Mary’s counties.  I was sure that they would be waterfront homes. The other agent was sure many of them would be but there would be an equal number that were large homes with lots of amenities on commuter routes to DC and Northern Virginia. A quick search of the MLS on homes over $1M gave us the answer. There were 34 homes in the three counties over $1M, which was quite a surprise. I decided to see how many homes in that price range sold in the last year. The answer was five. Not good news if you are trying to sell a house over $1M right now. Great news if you are a buyer.

3555 LOWER MARLBORO RD OWINGS, MD 

Six bedroom, seven full baths new construction custom home. Its a 200 acre parcel that the listing agent says hasn’t been available for sale since colonial times. And, it’s waterfront. A lot of waterfront 3800 feet on the Patuxent River. Listed at $6,450,000. Though the listing has this custom built house included the agent does remark that it may be better suited as a winery, bed and breakfast, or as horse property. My guess is you don’t need to run make an offer on this one, it will be there still when you save up the money to buy it.

5200 RIVERS EDGE PL INDIAN HEAD, MD 

Here is a house with some real interesting history. This house belongs to a church. You may like me be wondering why a church would need an eight bedroom 20,000 square foot waterfront monstrosity? Me too, and apparently some other people questioned it as well, you can read the indictment from the department of justice here. If that’s two dry for you google Dr. Shine indictment. Turns out a church does not need a $1.75M estate that they are now trying to sell for $2.9M
23098 GRAMPTON RD CLEMENTS, MD 20624

Drive way south from those properties and you get to Clements, MD Here is a 6000+ sq ft home built in 2002 with only 3 bedrooms (they must be huge) The house sits on 22 waterfront acres. Remember I mentioned competition in this price range. Well this one started out at $3M in 2008. It was just reduced in January to $2,750,000. This is another one you don’t have to run to, but it is pretty to look at.

495 SEAGULL BEACH RD PRINCE FREDERICK, MD 

This was the first property on the list that I slowed down to look at. It may be just because I really like the main photo they used showing the property and the waterfront because if you are buying in this price range the house is important but the ground is where the value (and expense) truly is. You can see all that in their photo on this one. I love this house, the property and everything. It’s a bit out of my price range but I would love to have it, about 800 miles south… again if I had $2,495,000 to spend on a property
SAINT MARYS CITY, MD 20686

Here’s another far to the South property, and it’s a great looking house on a great piece of ground. Only six acres but it is waterfront. The house (and guest house) were built in 1998, it’s not quite a year on the market, asking $2,450,000. The listing broker doesn’t share the address of his listing on IDX so I will respect that and not post it here. We’ll be more then happy to show it to you if you would like to see it.

39500 BUCK BRISCOE RD COMPTON, MD 

Compton is down by Clements. That and St. Mary’s City are all a long way from everything. Compton is at least closer to basics, like grocery stores. This house sits on St. Clements Bay which is nice protected water with 4′ of water at the end of the pier at low tide, there are four boat lifts but no mention of capacity. I would assume you’re not putting a big boat here but if you have one we can find out. This home is being sold furnished at $2.2M

2127 SHARPERSVILLE RD WALDORF, MD 

This one should of been listed as commercial but wasn’t so it gets included in this list. It’s not waterfront, in fact if there is a house there I wouldn’t count on it being habitable. It’s being advertised as the perfect church location at $1.7M I would rather my church buy Dr. Shines house.

43660 PUMP HOUSE LN LEONARDTOWN, MD 

Here is another one that should be commercial 5 houses and 4 mobile homes on 15 acres. If I were the listing agent I would advise this homeowner to take this one off the market make it one trailer park and 5 homes and sell it in 6 different parcels. No bank will finance this and at $1.7M there are not a lot of cash buyers that wouldn’t put that money into better investments (like one trailer park and five rentals)

12651 VIGILANT CT DUNKIRK, MD 20754

Back to Northern Calvert and back into homes. This is another one with one of those great shots that shows the house and ground. No waterfront… 6800 sq ft custom home on 3.5 acres. Listed at just under $2M with less land then some of our others and not on the water my knee jerk reaction is that this place is WAY over priced. 1041 days on market seems to bare that out. It seems as if either the agent or the owner thinks they are in Potomac, MD, or that it’s 2006. (or both)

1225 HOLLIDGE RD LUSBY, MD 20657

Down to Lusby to close out our top ten. listed at $1,680,000 this house sits on 4 waterfront acres on Mill Creek. 8′ of water at the end of the dock will take most boats big enough to get up Mill Creek (which is one of my favorite boating spots in Southern Maryland) This is a nice place and probably priced pretty close to it’s actual value which is rare from looking at the nine above it.

If you are looking for a home this caliber you probably don’t need to be told to watch value. In the last year the highest sale in Southern Maryland was over 300 acres waterfront with three homes on it and an active income producing horse operation. There were not actually five sales over $1M as I stated earlier. The fifth was listed at $1M and sold for $900k. There was nothing over $2M (other then the top one) so those that are listed over $2 are probably all just wishful thinking.
